2013 and Multiple Offers

We have seen a shift in the REAL ESTATE market already this year.  We have lower. INVENTORY of homes, more homes pending with CONTRACTS, and yes, MULTIPLE OFFERS!!!  70% of my business this year had to do with multiple offers. My clients have won some and lost some.  I had one client go over the LIST PRICE by $4000 and still did not get the house. Be careful out there with multiple offers, the home has to appraise and if it is a HUD foreclosure, usually the BUYER has to come to the closing table with the difference between the contract price and listing price if the contract pricer is higher than list price.

 All in all, the INTEREST RATES are still at an all time low, the banks are not as tight with the lending rules, and there are still 100% loans available. There is no reason why 2013 could not be a great year in real estate foe everyone.
